WHAT A PROPERTY MANAGEMENT COMPANY DOES FOR YOU!

  • Help in determining the correct rental rate for your property.

  • Market the property in several locations on the web and in print

  • Handle all showings

  • Screen the potential tenant using background, credit, call previous landlords, verify employment (all occupants over 18)

  • Do an orientation with the new tenant of what is expected from them and go over lease

  • Require a copy of drivers license and pay stubs for all occupants over 18

  •  Require security deposit and first months rent at lease signing

  • Have them understand all utilities have to be transferred before moving in

  • Review bedbug, smoke detector, and pet addendums (if needed)

  • We provide them with a list of utility companies and management team numbers

  • Make sure they have a copy of keys

  • Enter their information in the property management software (Appfolio)

  • Take and screen maintenance calls

  • Notify maintenance crew of all repairs

  • Follow up to make sure repairs are done correctly

  • Do quarterly walk-thru of each property and assess if there are repairs that need done to maintain property.

  • Collect all rents and deposit in a non-interest-bearing trust account: Rents are due on the 1st, late fees are added on the 4th and calls begin, if no response eviction starts on the 8th

  • Do evictions based on state laws

  • Renew leases that are coming to an end

  • Move out inspections upon eviction or move out of tenant

  • Have any repairs done after tenant moving out

  • Issue security deposit to tenant if everything is left in move in ready condition

A)  Licensed service animals only.

A)  On qualifying units only.

A)  No.

Q)  What fees are associated with your rental properties?

A)  A rental application fee of $50.00 (single or couple) + $25.00 per each additional applicant.
     

(All occupants 18 & older are required to submit application and must be named on lease)

First months rent. (upon approval of application)
Security deposit equal to one (1) months 
rent. (upon approval of application)

Q)  Are you flexible regarding security deposit payments?
A)  No. Security deposits must be paid in full prior to taking possession.

Q)  When is rent due?

A)  Rent is always due on the first of the month.

     

(Rent will be prorated for occupants who assume possession on date other than the 1st)
